Why This Matters

One certificate. Three professional futures.

Passing all 10 RISM GES subjects doesn't just clear an exam — it opens the door to practising as a Probationary Valuer, Estate Agent, or Property Manager under BOVAEP, the foundation of a licensed career in Malaysian real estate.

License 1

Probationary Valuer

Determine the market value of land, buildings, and business assets — the core professional skill behind every property transaction, bank loan, and acquisition in Malaysia.

License 2

Probationary Estate Agent

Represent buyers, sellers, and tenants with full professional standing — moving from informal deal-making to a recognised, regulated practice.

License 3

Probationary Property Manager

Manage estates, facilities, and tenancies at a professional level — a role in growing demand across Malaysia's expanding property market.

Study Pathway

A steady two-year climb, not an overwhelming sprint.

We recommend spreading the 10 GES subjects across two 9-month semesters — pairing each tough paper with lighter, AI-assistable subjects so your momentum never stalls. Confident candidates may take all 10 in one year.

Our Teaching Method

Answer exam questions the way examiners actually expect.

Every valuation question is worked through a consistent, standards-compliant sequence — so on exam day, you're not guessing how to start. You already know.

  1. Distill the Question

Identify Purpose, Subject Property, Date of Valuation, Basis, and Assumptions before writing a single calculation.

  2. Identify the Approach

Market, Income, or Cost Approach — chosen deliberately, not by guesswork.

  3. Apply the Right Method Template

Investment, Residual, Comparison, or Cost method — each with its own proven working structure.

  4. Show Analysis & Workings

Clear, examiner-friendly calculations that fit realistically inside an A4 answer booklet.

  5. State Assumptions & Report the Value

Close every answer the professional way — with a stated value and, where asked, sound advice.

Our Approach

Built for working adults with real lives to live.

Passing a professional exam while holding down a full-time job takes more than motivation — it takes a structure that respects your time and keeps you moving forward, one manageable step at a time.

A paced pathway, not a pressure cooker

We recommend spreading your subjects across two years, so each exam sitting is a confident step forward rather than an overwhelming leap.

Answers shaped for the real exam

Our model answers are handwritten and sized to fit an actual A4 answer booklet — so what you practise is exactly what you'll produce on exam day.

Support beyond the classroom

An AI-Tutor, a WhatsApp community, and recorded classes mean help is always within reach, even on your busiest weeks.

Technique, not just content

We spend real class time teaching you how to read a question and structure an answer — the skill that separates a pass from a near-miss.

Frequently Asked Questions

Everything before you register.

Do I need to take all 10 subjects at once?

No. We recommend a paced 5+5 pathway across two years for the strongest chance of passing every subject. If you're confident, you're welcome to take all 10 in one year instead.

Are classes online or in-person?

Classes are held via Zoom or Google Meet on weekday evenings and weekends, with every session recorded so you can catch up if you miss a class.

What if I don't pass a subject?

You can rejoin our class for that subject at a reduced resit fee of RM600, separate from RISM's own exam resit registration.

Do you handle my RISM exam registration for me?

Registration and payment to RISM is done by you directly, but we guide you step-by-step through the Probationer registration and exam registration windows so nothing is missed.

Am I eligible for the Graduate Entry Scheme?

You're eligible if you hold an MQA-recognised degree, or if you're 28 or older with at least 10 years of approved surveying experience. Message us if you're unsure — we're happy to check with you.
